San Antonio Area Summer Home Sales Figures Outshine Last Year

June’s San Antonio area home sales continued to outshine last year’s figures with a total of 3,323 homes sold during the month, a three percent year-over-year increase. According to the Multiple Listing Service Report from the San Antonio Board of REALTORS® (SABOR) which reports on all areas contained within the MLS, the average sales price shot up six percent to $273,124 and the median rose five percent to $233,600. The month ended with 2,698 sales still pending.

We continue to see moderate increase in prices and sales this year. While other states may see high jumps or low drops in sales figures, we are fortunate these numbers remain fairly steady here which is a good indicator of a stable market.

Homes spent an average of just 51 days on the market in June, five days less than in May. Only 3.6 months of inventory were available which is slightly lower than the 3.8 months available last June. Such high demand continues to favor sellers in this market, which spurred 4,370 new listings to go on sale in June.

Once again, the majority of homes sold were those priced between $200,000 and $500,000, with those sales making up 57.2 percent of the month’s market. Homes priced under $200,000 accounted for 35.7 percent of the sales in June while the remaining nearly seven percent of homes sold last month were those priced over $500,000.

Within Bexar County, sales fluctuated with a slight 0.4 percent year-over-year decrease in total homes sold, while both the average and median prices rose just over five percent each. The average in the county was $261,253 and the median was $221,000.

In Texas, home sales in June decreased nearly one percent for a total of 33,004 homes sold. However, this is still nearly 600 more homes sold than in May. The average price of a home sold in the state during June was $303,358 and the median was $245,000, both 4.7 percent increases from last year. Throughout the state of Texas homes sold in an average of 50 days for $129 per square foot.
