San Antonio Area Home Sales, Prices Increase as Summer Heats Up

The San Antonio area housing market is continuing to outpace last year, as summer gets into full swing. May reported an eight percent increase in home sales over last year for a total of 3,326 homes sold, according to the Multiple Listing Service Report from the San Antonio Board of REALTORS® (SABOR) which reports on all areas contained within the MLS. Average and median prices both experienced five percent year-over-year growth,
with the average rising to $270,324 and the median increasing to $231,900. Months of inventory remained low with 3.6 months available in May, a slight decrease from the 3.7 months available in May the previous year.

“Prices tend to rise in the summer months as demand increases. People often want to move before the next school year starts making it a popular buying and selling season,” said Lorena Peña, SABOR’s 2018 Chairman of the Board.
“With such high demand and low inventory, it is important to work with your REALTOR® to navigate your options and be ready to make a decision quickly.”

As the home buying season heats up, home sellers are taking advantage of the competitive market to list their homes. In fact, new listings totaled 4,532 in May, an increase of over 300 more than this time last year. Additionally, there were a total of 9,531 active listings on the market in May and the month ended with 2,917 sales still pending.
In the San Antonio area, the majority of homes sold were priced between $200,000 and $500,000, with those sales making up 57.3 percent of the month’s market. Meanwhile, homes priced under $200,000 accounted for 36.6 percent of the sales in May and homes priced over $500,000 made up six percent of the market.

Bexar County reported a total of 2,333 single-family homes sold in May, a 1.9 percent year-over-year increase. The average price of a home sold in the county was $258,352, a 5.1 percent increase from 2017 while the median price increased 5.3 percent to $218,000.

San Antonio Area Home Sales Saw Double Digit Increase in April

The volume of home sales in the San Antonio area shot up 17 percent year-over-year in April, according to the Multiple Listing Service (MLS) Report from the San Antonio Board of REALTORS® (SABOR) which reports on all areas contained within the San Antonio MLS. A total of 2,848 homes were sold in April and 98 percent of those homes sold for list
price. The month ended with 2,881 sales still pending and inventory remained low with a tight 3.4 months available.

In addition, both the average and median home prices experienced modest increases, with the average price rising two percent year-over-year to $255,952 and the median price increasing three percent year-over-year to $222,800.

While it’s true that the low inventory means homes are high in demand, there are still many properties available for sale at a variety of price points, For those looking to buy, just know that you’ll need to be ready to make a quick decision. You can prepare by
making sure you know your priorities and getting pre-approved.

Homes in the mid-range of prices continued to make up just over half the market – 53.4 percent – while homes priced under $200,000 accounted for 40.1 percent of the homes sold. The remaining 5.9 percent of the homes sold were those priced over $500,000. April reported 8,870 active listings and 4,045 new listings available.

Meanwhile, the number of home sales in Bexar County increased 15.3 percent year-over-year for a total of 2,107 homes sold. Both the average and median prices in the county experienced little year-over-year growth, with the average remaining consistent with last year for a price of $242,045 and the median edging up just 1.8 percent year-over year
to $208,500.

“With nearly 3,000 sales still pending at the end of April, we head into the beginning of the summer buying season with a healthy start and expect to keep seeing strong sales figures,” said Gilbert Gonzalez, SABOR’s Interim CEO. “Higher prices should encourage more owners to put their homes on the market, adding much needed supply to our inventory.”

San Antonio Area Home Sales Continue Year-Over-Year Increases in March

March 2018 SABOR StatisticsSan Antonio area home sales continued their upward trajectory with March boasting a six percent year-over-year increase. According to the Multiple Listing Service (MLS) Report from the San Antonio Board of REALTORS® (SABOR), which reports on all areas contained within the MLS, 2,770 homes were sold in the area, with 2,914 sales still pending at the close of March. Inventory for the area remains low with 3.3 months
available. Additionally, the average home price increased year-over-year by four percent to $254,628 and the median price increased eight percent to $219,600.

“With the tight supply, home buyers need to be ready to make a quick decision,” said Lorena Peña, SABOR’s 2018 Chairman of the Board. “It’s important to note that 97.9 percent of listings sold for list price, so you need to bring a strong offer to the table.”

With the year-over-year increases, buyers continue to find properties to call home. Homes priced $199,000 or March Home Sales Result In Year-Over-Year Increases
less made up 41.9 percent of sales, where homes priced between $200,000 and $499,000 accounted for 52.06 of sales. The remaining home sales – 6.17 percent – were priced at $500,000 and up. March reported 8,669 listings actively on sale and 4,178 new listings.
Bexar County home prices experienced year-over-year increases for March with 2,116 sales, an 8.9 percent increase. The average home price in Bexar County increased 5.6 percent to $243,822 and the median jumped 9.1 percent to $210,000.

Prices may be rising in our area, but the dream of owning a home is more attainable than other major metro areas in the U.S. and in Texas. March’s average home price in Texas increased nearly five percent to $284,952. Texas reported 27,121 total sales in March, a slight 0.5 percent year-over-year decrease, with the median price at $230,500, a 4.8 percent increase. The state, overall, has low inventory, just 3.2 months, so it’s a great time to buy and sell in the San Antonio area.

February Home Sales, Prices Continue Year-Over-Year Increases

Feb-2018-SABOR-StatsSan Antonio area home buyers continued find and buy places to call home in February. The San Antonio Board of REALTORS® reported that February had a three percent year-over-year increase in sales for a total of 2,012 homes sold. Meanwhile, the average and median sales prices each climbed six percent from last year, with a median sales price of $215,100 and an average of $247,307.

The month ended with 2,186 sales still pending, and reported 8,562 listings actively on sale. The majority of homes sold, 51.3 percent, were those priced between $200,000 and $500,000 while 44 percent of sales were homes priced under $200,000. The remaining 4.6 percent of sales were those over $500,000 with nine of those homes priced over $1 million.

“With tight supply and high demand for homes, 97.6 percent of sellers in February were able to sell their homes for list price,” said Lorena Peña, SABOR’s 2018 Chairman of the Board. “But even though the market is favorable to sellers right now with just 3.3 months of inventory available, we still continue to see a steady flow of houses come on the market which is good news for buyers.” In fact, 3,122 new listings came on the market in February, nearly five percent more than last February.

Home sales in Bexar County remained even with February 2017 for a total of 1,451 homes sold. However, prices reported modest growth with the average increasing 7.4 percent to $236,447 and the median rising 3.1 percent to $200,000. Months of inventory in Bexar county remained low with just 2.8 months available. “

Though prices here have steadily risen, the increases are more moderate and sustainable than many other large cities in the country,” said Gilbert Gonzalez, SABOR’s Interim CEO. “With people continually moving into the city for jobs, including our military and medical personnel, there is always a market for both buyers and sellers at many different price points.”

San Antonio Area November Home Sales Outpaced 2016

San Antonio area home sales continued briskly this fall, with San Antonio area home buyers undeterred by cooler temperatures. The San Antonio Board of REALTORS® (SABOR) which reports on all areas contained within the MLS, reported that there were a total of 2,324 homes sold during November 2017, a seven percent increase in sales volume compared to 2016. The average San Antonio area sales price also rose seven percent to $256,253 and the median sales price climbed nine percent to $216,900.

Since January, more than 28,000 homes have sold in the area, a four percent year-over-year increase, while the average and median prices have also grown when compared to last year.

Half the homes sold in November were priced between $200,000 and $500,000 while homes priced under $200,000 made up almost 44 percent of the market’s sales. Homes priced over $500,000 accounted for six percent of the month’s market. Since January, only the months of May and November have reported more than six percent of sales in this high-end bracket.

In other parts of Texas, sales in Travis County in November decreased 1.3 percent year-over-year with a median price of $341,000. Sales in Dallas County rose 3.1 percent with a median sales price of $230,000 and sales in Harris County increased seven percent with a median price of $215,000. For comparison, sales in Bexar County rose 5.8 percent with a median sales price of $204,900.

Throughout the state of Texas, a total of 24,021 homes were sold, with the median price increasing 3.7 percent to $223,000. The statewide average sales price inched up three percent to $273,958 while days on market remained low at just 61 days.

San Antonio Home Sales & Prices Continue Moderate Increase in October

San Antonio area home buyers contributed to a five percent jump in total home sales in October, despite less than four months of inventory available, according to the latest Multiple Listing Service Report (MLS) from the San Antonio Board of REALTORS®. Just over 2,500 homes sold during the month while the average days on market dropped four percent to 55 days. October ended with 2,203 home sales still pending.

Home prices were almost evenly split between the low and mid-ranges in October with 47 percent priced under $200,000 and 48 percent priced between $200,000 and $500,000. Homes priced over $500,000 accounted for the remaining five percent of the month’s sales, with 15 of those priced over $1 million.

The San Antonio area continues to be one of the most affordable metro areas in the state with almost half the homes priced under $200,000. In fact, the median price of a home in Bexar County in October was $196,000 while homes in Travis County sold for a median close to $340,000.

In other parts of Texas, housing market figures continued an upward trajectory. Sales in Harris County in October increased 6.3 percent year-over-year with a median price of $215,000 and sales in Dallas County rose 2.8 percent with a median sales price of $230,000. Meanwhile, sales in Travis County increased 1.4 percent with a median price of $339,000.

Back in the San Antonio area, the average sales price remained consistent with 2016 with a price just over $241,000. A total of 3,131 homes were listed in October, and 9,131 listings were active during the month.

With prices remaining stable and new listings continually coming on the market, there is something for both buyers and sellers here. For homebuyers this is a great time to look for a home as there tends to be less competition in the off-season. For sellers, this is a great time to sell as home prices have been steadily increasing and homes have been selling for an average of 97.4 percent of listed price.

Across the state of Texas, a total of 25,277 homes were sold in October, with the average price increasing 3.7 percent to $270,793. The median home price across Texas jumped up five percent to $220,500 while days on market remained low at just 59 days.

San Antonio Area Home Prices Rise as Summer Nears

SABOR-mkt-stats-graphic-0417Increased demand for homes and low inventory in the San Antonio area gave home prices a boost in April. The average sales price of a San Antonio area home in April 2017 was $252,854 and the median sales price was $215,500, both increases of eight percent over last year’s figures, according to the Multiple Listing Service Report from the San Antonio Board of REALTORS® (SABOR) which reports on all areas contained within the MLS.

Meanwhile, total home sales took a two percent dip and months of inventory inched up to 3.6 months from March’s 3.5 months. “Though home sales experienced a small decrease, we saw 3,783 new listings come on the market last month with 8,845 listings active, the highest all year,” said Yvette Allen, SABOR’s 2017 Chairman of the Board. “This means sellers are taking the opportunity to get their homes on the market as the summer buying season gets closer and gives us a little more inventory to accommodate all the buyers looking for homes.”

In April homes spent just 59 days on the market, consistent with March’s duration and a day less than this time last year. The price per square foot increased $115 which is a seven percent over the average of April last year. The month ended with 2,538 sales still pending.

Half the homes sold in April 2017 were priced between $200,000 and $500,000 while 44 percent were priced under $200,000. Homes priced over $500,000 made up the remaining six percent of sales in April, with 18 of those homes priced over $1 million.

Bexar County reported a total of 1,825 single-family homes sold in April, a 2.5 percent year-over-year decrease. The average price of a home sold in the county was $244,055, a 7.8 percent increase from 2016 while the median was $205,000, a 6.8 percent increase.

In Texas total home sales in April decreased 0.2 percent for a total of 25,990 homes sold. The average price of a home sold in the state was $276,535 and the median was $225,000, both increases from last year.

“Prospective buyers looking to move this summer should prepare by seeking preapproval from a lender, knowing their budget and getting with a REALTOR® to discuss their housing priorities,” said Angela Shields, SABOR’s President and CEO. “They also need to be ready to make a decision quickly.”

San Antonio Home Sales Finish Strong in August

After a slight decline in the volume of home sales in July, San Antonio area home sales bounced back strong in August and ended with a 13 percent increase in sales over the same time last year, according to the Multiple Listing Service Report from the San Antonio Board of REALTORS® (SABOR). Inventory remained below four months for the twelfth consecutive month, causing prices to continue their moderate increases.

The average price of a home in August rose four percent to $246,515 while median edged up seven percent to $211,800. The median has stayed over $200,000 since May.

In August, 46 percent of the homes sold in the San Antonio area were priced under $200,000 while homes priced between $200,000 and $500,000 accounted for 49 percent of the market. Homes priced over $500,000 made up five percent of the sales last month, up 0.5 percent from July.

The San Antonio area also continues to prove its affordability when compared to other markets around Texas. In Bexar County, the median price of a home sold in August was $194,000 while the median sales price in Harris County was $206,000 and the median in Dallas County was $210,000. Meanwhile, nearby in Travis County homes sold for a median price of $332,500.

San Antonio Home Sales Continue to Increase in May

The San Antonio Board of REALTORS® (SABOR) recently released its report on May housing sales in San Antonio which showed that the number of sales of single-family homes increased 4% compared to May 2011. Key housing indicators all improved in May 2012 compared to May 2011.

The average price for a single family home in San Antonio also increased by 4% to $197,451, while the median home price increased 5% to $161,400, compared to May 2011. Both average and median prices have improved month over month this year, marking a favorable housing trend for the year.

Lawrence Yun, National Association of REALTORS® chief economist, said the national housing recovery is underway. “It is no longer just the investors who are taking advantage of high affordability conditions. A return of normal home buying for occupancy is helping home sales across all price points, and now the recovery appears to be extending to home prices,” he said. “The general downtrend in both listed and shadow inventory has shifted from a buyers’ market to one that is much more balanced, but in some areas it has become a seller’s market.”
